Chairman's Report

2nd Annual General Meeting (AGM) – 29 March 2026

Dear Fellow Parcel Owners,

On behalf of the Joint Management Committee (JMC), it is my privilege to welcome you to our 2nd Annual General Meeting. This report serves as a reflection of our journey over the past year and the significant milestones we have achieved together at Camdon Collection.

Management Transition & Operational Stability

The most notable change this year has been the strategic transition of our property management. We have successfully completed the handover from NPM to our new management team, BHL Consultants P & F Sdn Bhd. I am pleased to report that this transition was executed smoothly, with a clear focus on maintaining the high standards expected of our premium 753-unit community.

BHL Consultants has quickly established operational control, ensuring that the day-to-day management of Camdon aligns with the professional standards required under the Strata Management Act 2013.

Resolution of Outstanding Issues & Arrears

One of the primary objectives of the JMC and the new management team was to address long-standing operational and financial challenges. I am heartened to share that we have made substantial progress in resolving previously outstanding issues.

Specifically, we have successfully managed and settled several critical arrears and collection matters. For a detailed breakdown of these resolutions and the current financial standing, please refer to the Arrears Resolution Appendix attached to the full report. This financial recovery is crucial for ensuring we have sufficient funds in our Maintenance Account and Sinking Fund for the long-term upkeep of our facilities.

Enforcement of Additional By-Laws

To preserve the harmony and value of our property, the JMC has empowered the management to strictly enforce our Additional By-Laws. These regulations—ranging from renovation guidelines and parking protocols to the usage of common facilities—are vital for a peaceful living environment. We remain committed to ensuring that all activities within Camdon Collection are conducted in full compliance with the law and our community standards.

A Word of Appreciation

Managing a community of 753 units is a collaborative effort. I would like to extend my deepest gratitude to my fellow JMC members for their tireless dedication, to BHL Consultants for their professional stewardship, and most importantly, to you—the owners—for your continued support and cooperation.

As we move forward, our focus remains on enhancing the lifestyle and asset value of Camdon Collection. Let us continue to work together to keep our community safe, beautiful, and harmonious.
